American University

Client: American University Location: Washington, D.C.

Encon provided engineering services for the upgrade of HVAC system serving the South Wing of Asbury Hall, which houses the university’s registrations services and student accounts. The project included replacement of fan coil units, modification to the hydronic piping distribution system and replacement of the secondary distribution pumps.

As part of the design process, the South Wing new fan coil units were provided with two-way controls valves and the new secondary distribution pumps were provided variable frequency drives to maximize energy efficiency.

University of The District Of Columb

Client: University of The District Of Columbia Location: Washington, D.C.

UDC Security office – 18000 sq ft renovation of the Lower level of Building 39 on the main campus of UDC. The project required the complete upgrade of the available mechanical, electrical and plumbing system to meet the security needs of the campus. The existing space served as part office and part storage for the UDC staff. As part of the new design, UDC required the addition of a conference room, interrogation rooms, upgraded office and cubicle spaces. The project also included the complete redesign of the central monitoring station for the entire campus. Encon provided all of the mechanical, electrical, plumbing and low voltage design services required for the successful completion of the project. The central operations needs of the security office mandated the installation of a redundant emergency system. The system allows for the security office to remain in full operation during a loss of campus power. All lighting power and HVAC is backed up by the emergency generator. The generator is feed by a duplex smart pump providing a combined 48 hr runtime. The central monitoring station consists of multiple flat panel monitors and low voltage controls allowing the officers to monitor on campus and off campus devices.

UDC Childcare – 15000 sq ft renovation of the service center of bldg 39 on the main campus. This project was an office tenant improvement project. The scope of the project required the meshing of the existing building system with new independent equipment designed to suite the varying needs of an extended hour facility. Redesigned base building systems provided most of the HVAC needs throughout the day, while supplemental system increase the available space load during the day and satisfy the entire load during off hours. Lighting and plumbing were fitted out to accommodate varying ages within the childcare facility. IAQ and minimum energy statutes required detailed coordination amongst the various disciplines.

Krasnow Institute

Client: George Mason University - Krasnow Institute Addition Location: Fairfax, VA.

13,000 sq ft, 3 story addition to the Krasnow Institute building on the main campus of GMU. The addition includes a vivarium on the basement level and laboratory space on the first and second floors. Encon designed and facilitated the construction of the HVAC, mechanical and plumbing building systems serving the addition. The HVAC design included an air system consisting of 3 air handling units, utilizing N+1 redundancy. Multiple exhaust systems were required including redundant exhaust systems for both the vivarium and laboratory fume hood systems. The mechanical design included a new chiller, boiler, clean steam generator and steam to water converter in order to provide the required utilities. The plumbing design included an acid waste system to a neutralization tank serving the laboratories, as well as compressed air and vacuum systems.

Georgetown University

Client: Georgetown University Location: Washington, D.C.

Georgetown University Law Center Graduate Housing , Washington, DC – Encon was responsible for the MEP design of 150,000 sf, 8-story, 154 Unit Dormitory Building with office, conferencing and study facilities for graduate law students attending the University. The building utilized a 4-pipe fan coil system with units in each room of the individual dormitory rooms. The base mechanical system was Chilled Water and Gas-fired boilers. Each unit had individual united kitchenettes for their own use. The electrical provide individual distribution panels on each floor. The electrical was installed in the slab utilizing multi-conductor cable, which installed the required circuits in a junction box within each unit. The base system voltage was 120/208V for the entire building.

George Mason University

Client: George Mason University Location: Fairfax, VA.

Encon Group Inc worked on the $47.5 million contract to design and build a 216,700‐ square‐foot student housing complex at George Mason University’s Fairfax Campus. The Northwest Housing VIII‐A complex, which will feature 609 student beds in two buildings, helps George Mason further its strategy of creating an active 24/7 community at its Fairfax Campus to attract the best students, faculty and staff. Design work on Northwest Housing VIII‐A is underway, with construction beginning in July. The project’s contract completion date is June 2012.

Northwest Housing VIII‐A features extensive underground utility relocations, including moving the campus’ main electrical and telecommunications feeder lines and extension of the campus chilled water and high temperature hot water campus loops . The project mechanical, electrical, and plumbing (MEP) systems are designed to maximize energy efficiency. The project incorporates low flow pumping systems to minimize pumping energy and fan coils with ECM motors for bed-room suites. The project is designed with low flow water fixtures to conserve water consumption and with high efficient lighting systems.

The buildings, of up to seven stories, will provide mostly four‐bed suites for the students. These cast‐in‐place concrete structures will have durable facades of brick, metal panels and glass curtain wall, and standing‐seam metal roofs. The project is being designed and will be built to meet USGBC’s LEED Silver sustainability standards.
