George Mason University - Fairfax, VA
Encon Group Inc worked on the $47.5 million contract to design and build a 216,700‐ square‐foot student housing complex at George Mason University’s Fairfax Campus. The Northwest Housing VIII‐A complex, which will feature 609 student beds in two buildings, helps George Mason further its strategy of creating an active 24/7 community at its Fairfax Campus to attract the best students, faculty and staff. Northwest Housing VIII‐A features extensive underground utility relocations, including moving the campus’ main electrical and telecommunications feeder lines and extension of the campus chilled water and high temperature hot water campus loops . The project mechanical, electrical, and plumbing (MEP) systems are designed to maximize energy efficiency. The project incorporates low flow pumping systems to minimize pumping energy and fan coils with ECM motors for bed-room suites. The project is designed with low flow water fixtures to conserve water consumption and with high efficient lighting systems.
The buildings, of up to seven stories, will provide mostly four‐bed suites for the students. These cast‐in‐place concrete structures will have durable facades of brick, metal panels and glass curtain wall, and standing‐seam metal roofs. The project is being designed and will be built to meet USGBC’s LEED Silver sustainability standards.
Lonza Bioscience Walkersville, Maryland
Encon provided project management, conceptual development, detailed design, construction management, and start-up and commissioning services for the new cGMP Media Manufacturing and Filling Suites. To support the new manufacturing space, upgrades to Lonza’s clean and building utilities were necessary. The manufacturing area fit-out and central utilities upgrades were renovations of existing space and careful attention to construction activities were necessary to minimize any disruption to ongoing site operations.
Composed of mirror image Animal Origin and Non Animal Origin suites, the Lonza Media Island contains a total of six media makeup tanks ranging from 750L to 10,000L. Batched media can be transferred via piping to an adjacent Grade A fill space to perform fill operations. All tanks are interconnected using transfer panels enabling fill operations from any of the tanks directly into their respective fill suites. Tank and line cleaning is performed with segregated CIP skids. A new Part 11 compliant process control system was installed to control all media manufacturing, transfer, and CIP operations. Pass through autoclaves were provided for sterilization of hard goods and fill components. Segregated HVAC is accomplished with two separate air handlers and ensures all manufacturing and fill spaces are in compliance with FDA and EU regulatory requirements for air changes, room pressurizations, and contamination control.
The clean and building utilities infrastructure was upgraded to support the new Media Island suites. A new water pretreatment system with redundant RO generation skids, USP polypropylene circulation loop, and WFI distribution loop were installed. Both the USP and WFI distribution systems included new 20,000L storage tanks, redundant pumps, and in-loop heat exchangers to maintain the required loop temperatures.
The central utilities improvements included an upgrade of the chilled water and condenser system, adding new heating components, and retrofitting the existing electrical room. A new 525 ton chiller, two 600 ton cooling towers, steam to hot water exchanger, and N+1 redundant pumps for chilled water, condenser water, and hot water were installed. The existing plant steam system was retrofitted with a new medium pressure distribution header to feed the HVAC hot water system and process equipment. All new controls for the chilled water, condenser water, and hot water systems were also included in the design.
Encon provided full construction management services for the project including the bid package preparation, pre-qualification of contractors, competitive bid of all equipment and trade contracts, bid evaluation and recommendations, and providing daily management and supervision of the jobsite. Encon also provided full startup support services and worked with the client to execute factory and site acceptance tests and commissioning protocols for qualified systems prior to hand off to validation.
PNC Bank Harbor East
As an industry leader in sustainable practices, PNC Bank continually strives to create healthy, energy-efficient and productive environments. At PNC Harbor East, the was a unique opportunity to incorporate the prototypical bank branch design objectives – recognizable, accessible and sustainable – within a redeveloped turn-of the-century furniture warehouse, known as The Bagby Building. Located within the context of Baltimore’s hip, new urban neighborhood, the historic character of the site epitomizes the dynamic nature of PNC Harbor East. The design infused salvaged material from the base building renovation with PNC’s standard kit-of-parts to create a welcoming banking environment – both unique and timeless.
Sustainable Design
Encon designed this project to meet LEED Gold standards and in August of 2010 This project received its LEED Gold certification and this is just one of many LEED projects that we have partnered on. PNC is a banking leader not only in the financial sector but also in the Green Movement and Encon is partnering with them to support Sustainable Design and Building. Aronson & Company Headquarters
For the Aronson Headquters project Encon provided services which include mechanical, electrical, plumbing, fire protection and life safety design for approximately 75,000 square feet for the tenant build out of the new building located in Rockville, MD. This project has the following components: multiple conference rooms, closed and open office areas, pantry areas, high density filing area, server room and IDF closets, and reception.
Prior to the selection of the new headquarters location, Encon assisted the project team in performing a MEP and FP location analysis of two proposed locations.
Our scope of work included visits to the project site as required during the preparation of the design documents to survey existing conditions, meetings with the project team, and internal document coordination meetings.
Encon also performed an onsite survey of the base building and of the project site to evaluate and become familiar with the existing conditions of the space and its architectural, mechanical, electrical, plumbing, life safety systems and provided solutions and or recommendations to correct or accommodate items which would impact the project requirements. Coordination with the base building landlord for emergency power, HVAC roof location, and adherence to base building standards was also performed.
Drawings were provided for the layout of all areas containing information technology and audio visual systems, interior spaces as well as private exterior offices. HVAC design included VAV terminal boxes, ductwork distribution, controls and supplemental server room cooling.
Global Crossing
Encon Group has provided Engineering services for telecommunications gaint Global Crossing ranging in size from 2,500 to over 100,000 square feet.
The design criteria included chilled water, glycol, condenser water or DX–based air‐conditioning systems with “n+1” redundancy; UPS, DC power plants; a 4‐hour battery capacity, diesel generator‐based emergency power plants, ranging in output from 300kW to 10mW, paralleling gear, fuel oil storage and distribution, double interlock dry preaction
sprinkler systems, FM‐200 fire suppression systems, MEP monitoring systems, security systems, and fiber cable distribution. Alexion Pharmaceuticals, Inc. Smithfield, Rhode Island
Encon provided Alexion Pharmaceuticals with a full range of engineering services in their search for and renovation of an appropriate building for their large-scale biotechnology manufacturing processes. Services provided included site selection, process development, test-fit, conceptual development, engineering design, procurement, and construction management.
The facility was designed to FDA and EU regulatory requirements. The design included a cGMP mammalian cell culture production train with two 10,000L bioreactors and harvest tank. Support functions included media prep, buffer prep, and buffer hold. Downstream processing functions--pre- and post-viral purification suites and bulk filling--were also provided. A pilot plant for development of biotechnology products that was integral to the main manufacturing area was also included in the project.
All process and building utilities were upgraded. New water pretreatment, WFI production, and distribution systems were installed, including a 9,000 lph vapor compression still, hot and ambient WFI distributions loops, and a pilot plant WFI system that was isolated from the production WFI system. A new clean steam generation and distribution system was also provided.
